During our initial market appraisal we will provide a true and achievable figure to base your move and future purchase on. Knowing the right price will help you best plan your move. If you requite it we will pre-qualify potential buyers and accompany every viewing.

Our job is to get you the best possible price. But having said this, please do give us due consideration when we advise you about price and state of the market.

Sometimes we get you an offer on the property on the very first viewing, sometimes it takes a little longer, but we will always keep you updated on our progress, on the feedback from the applicants we are taking round and on the competition in the market.

In return, we simply ask you to consider our advice - it will always be given with integrity and based on all the information we have. Trust us. We do it all day, every day. And we're told we do it very, very well.

We continue to work hard for you after a sale has been agreed – once we agree a sale on your property we will liaise with other agents, solicitors and other parties involved in the sale of your property and have a dedicated ‘Sales Chaser’ assigned to your property. This will ensure clear communication through one point of contact making this key phase as stress free as possible.

Here is a check list of the selling process

  • Authorise the Agency Agreement. Legislation requires that we confirm everything in writing to you before the property goes onto the market
  •  

  • The sales team will be given a 'New to the Market' briefing sheet. They will phone and text buyers registered with us to try and get immediate viewings
  •  

  • Sales details are prepared: we'll need an hour to an hour and a half to measure up the property for the floor plans, take the expert photographs and make notes for the description
  •  

  • We aim to have the draft details turned around within 2-3 working days. Draft details are circulated straight away - they have a disclaimer on the front ' these are draft details and could change'. This allows us to get it to market quickly
  •  

  • Within two working days of our visit the property will be listed on the websites. The data feed can take 24 hours to upload
  •  

  • We try and accompany all our viewings, unless you’d prefer otherwise. The majority of viewings are during the working day, so we normally hold keys. Keys are security coded, buyers are never left in the property alone
  •  

  • We'll leave a 'Viewing Feedback Card' after every viewing and will try and contact the viewer within 24 hours to get back further feedback
  •  

  • Once the sale has been agreed, we'll monitor progress and solicitors
  •  

  • We advise that sellers can review the progress you are making and they reserve the right to re-market if unsatisfactory progress is being made
  •  

  • We expect things to be moving within two weeks - solicitors instructed, mortgage application made
  •  

  • If any problems arise, we have a specialist ‘problem solver' who can help. There are always a few issues arising from surveys, don’t panic, things are rarely as they seem
  •  

  • On completion we'll arrange for the keys to be handed over - once we've heard from your solicitor that the money is in the bank
  •
