Estate Agents Fees: We like to discuss your fees in person during your marketing appraisal. We are not the cheapest and not the most expensive
EPC - you've got to have one within 28 days of coming onto the market. At Falcon we charge £60 plus vat
Solicitor's fees will range from £500 to around £850 plus vat. There are few disbursements to pay and for the moment no stamp duty as a seller. We can arrange quotes for you, we deal with excellent local solicitors - just ask
Stamp Duty: only if you’re buying. Up to £125,000 there's no duty to pay, between £125,001 and £250,000 it's 1% of everything, £250,001 and £500,000 it's 3% and then over £500,000 prepare to give the Chancellor 4% of the lot.

SELL – Timings
Eight to ten weeks to get to the point where your buyer has got their mortgage offer and their solicitor is happy to press the 'go' button. Twelve weeks is not un-common
The 'exchange of contracts.' Your buyer pays a deposit and the contract becomes effective. At this stage both buyer and seller are bound to see the deal through
Completion day: typically two weeks after exchange although for some sales the exchange and completion happen to the same day. Completion is the day the property is actually sold
The contract will say something about having the deal done by noon. In practice it's down to the length of the chain involved as the money starts at the bottom and is transferred all the way up. Completion day is fraught with delays. The keys aren't released until the house is paid for, and often you can't move into the one you are buying as the seller is still moving out and is using a rented van that's far too small and needs to be back by 4. It all happens on completion day!
The biggest tip in all this is to talk to your solicitor. So, if you need to be out by a particular day, tell them! If you agree a completion date with the buyer, remember to tell your solicitor!
