Once you have chosen a property you will need to complete a Tenancy Application Form and pay the Holding Deposit which is one weeks rent. We will not remove a property from our availability list until we have received your form and payment.
You’ll also be asked to sign a Pre-tenancy Agreement.
At this stage the property will be taken off the market for 14 days.
You’ll need to supply us with your proof of identity documents ( Passport or photo driving licence, and a utility document). We’ll need to see the originals which will be copied.
If you are a non EU citizen , we’ll need your right to rent documents.
For the referencing we’ll need your current tenancy agreement, landlord’s reference, employer references, three months bank statements and a credit check which will need to be verified before entering into a tenancy agreement.


Once all the paperwork and checks are complete you’ll be contacted by the Lettings team to arrange a tenancy start date. Before moving in, everyone must sign the agreement – this is normally done online, the first month’s rent has to be paid in advance along with the security deposit.
Payment should be made by bank transfer and we’ll need the money before you can move in. We can take payment by cash or debit /credit card but a handling fee of £10 is charged for this.
You will then be given the keys, a copy of the tenancy agreement and a copy of the inventory to be checked and signed.
The security deposit is usually equal to five weeks rent. Â The deposit is held by the Deposit Protection Service. You will be given an inventory which details the condition of the property at the start of the tenancy. It will form the basis of the inspection to be made after the end of the tenancy.


Whilst living in the property you should abide by the conditions of the agreement. You’ll have to pay for the utilities and you’ll need to keep your belongings insured too. Report any maintenance issues to us as they arise via our online reporting. The landlord is responsible for the repair of the property except where the damage or fault has arisen due to neglect or misuse by the tenant.
When it comes to leaving you’ll need to give us notice to end the tenancy. Your agreement will tell you how to do this and how much notice we need. The property needs to handed back clean and tidy with all the rubbish removed. An end of tenancy inspection will establish if there are to be any deductions to be made from your deposit. Deposits are returned as quickly as possible – usually a couple of days.

The tenancy deposit covers damages or defaults on the part of the tenant during the tenancy and will be protected in a government-authorised tenancy deposit scheme.
The rent payable for the tenancy must not be more than the advertised amount. The rent period must either be one calendar month or a shorter period of up to 28 days. A tenant will be able to end a tenancy by giving two months’ notice in writing. The end date of the tenancy must align with the end of a rent period. Rent in advance of move in date Rent is payable following signing of the tenancy agreement and in accordance with the agreed tenancy terms. For tenancies entered into on or after 1 May 2026, no more than one month’s rent may be requested in advance


Interest may be charged on unpaid rent if it remains outstanding for more than 14 days. Interest will be charged at a maximum of 3% above the Bank of England Base Rate from the date the rent became due until payment is made.
Tenants are liable for the actual cost of replacing any lost keys or security devices. If the loss results in locks needing to be changed, or replacement security devices being issued, the tenant will be charged the reasonable cost of a locksmith or security engineer, new lock and replacement keys/devices for all relevant parties.

If the tenant wishes to end the tenancy early (including where less than the required notice period is given), they will be liable for the landlord’s reasonable costs. Under an Assured Periodic Tenancy, then the landlord can charge a fee if their tenant does not give the correct amount of notice. The usual amount of notice is two months. The landlord can charge up to the amount of rent they would have received if the tenant had given the correct amount of notice.
